A major new manufacturing operation is coming to Davie County, bringing a $120 million investment, 400 new jobs, and a 580,000-square-foot facility to Mocksville.
ProVia®, a leading manufacturer of professional-class building products, has announced plans to purchase a 79-acre site at the TriWest Business Center off Farmington Road and construct a new manufacturing facility. The company expects to create 400 jobs over multiple phases, with average annual wages of $66,326.
Construction will begin immediately, with completion expected in 2028.
New Facility Will Support ProVia’s Continued Growth
Headquartered in Sugarcreek, Ohio, ProVia manufactures entry doors, storm doors, patio doors, windows, vinyl siding, manufactured stone, and metal roofing.
The new Mocksville facility will help the company meet growing demand for vinyl windows and patio doors while expanding its manufacturing presence in the southern United States.
Once completed, the Davie County operation will become ProVia’s tenth production facility, joining existing facilities in Ohio and Mississippi.

400 New Jobs Coming to Davie County
Davie County’s strong workforce was one of the factors that helped attract the company to the community. The family-owned company currently employs approximately 3,000 people companywide and expects to create 400 jobs at the Mocksville facility over multiple phases of the project. Those positions will have average annual wages of $66,326, which exceeds the Davie County average of $52,772, bringing new career opportunities to Davie County and the surrounding region.

A $125 Million Investment in Mocksville
ProVia’s future home is a 79-acre, build-ready site in the TriWest Business Center off Farmington Road. The property is already graded, appropriately zoned, and equipped with the utilities necessary for the project. The location also offers convenient highway access and proximity to the workforce ProVia will need as it establishes and grows its Davie County operation.

The project is supported by the Economic Development Partnership of North Carolina and the Davie Economic Development Commission.
The State of North Carolina is also supporting the project with an incentive package totaling just over $4 million. That package includes a $3.3 million Job Development Investment Grant (JDIG), as well as state funding for workforce training to support the company’s hiring and training needs.

How One Conversation Helped Bring ProVia to Davie County
Behind the numbers — $120 million in investment and 400 new jobs — is a story about the difference one local resident can make by simply sharing what makes Davie County a great place to live and do business.
Mocksville resident Karl Zimmerman met Freddie Miller, a member of ProVia’s site scouting team, at an event. During their conversation, Zimmerman learned that ProVia was considering an expansion into North Carolina and was looking at the Kannapolis area. Zimmerman told Miller about Davie County and then contacted Davie County Economic Development Commission President Terry Bralley on Friday, April 24, to share the conversation. Bralley immediately called Miller.
Things moved quickly from there.
On Monday, April 27, John Fox, ProVia’s vice president of finance, and a team from ProVia flew to North Carolina and met with Bralley and the developer at the TriWest Business Center site. Negotiations began soon afterward.
“Karl is a great example of why I’ve always said our residents can be some of our best economic development ambassadors,” said Bralley. “You never know when a conversation with someone you meet might open the door to an opportunity for Davie County. Karl knew what our community had to offer, recognized an opportunity and made the connection. A conversation on Friday led to a site visit on Monday, and today we’re talking about a $120 million investment and 400 jobs. That’s a powerful reminder that economic development is truly a community effort.”
